What I've Learned Building Saunas in Roswell

Roswell is split in two by its own history. The 30075 side — Canton Street, the historic district, the mill village — is older homes with real character and real constraints. The 30076 side is newer sprawl: subdivisions off Holcomb Bridge and Houze Road with the basements and 200-amp panels that make indoor builds easy. I build both sides, but the historic district jobs are a different animal from the first conversation.

The Roswell wrinkle is the historic district, and I don't say that lightly. It's strict — architectural review for exterior changes, and an outdoor sauna in a historic district backyard is a non-starter without board approval. Most of my historic district work stays inside the house: a compact traditional unit or an indoor infrared tucked into a basement or a back room. The other Roswell wrinkle is the river. The Chattahoochee borders the city and the riverside homes run humid year-round. Same rule I give everywhere near the water: the ventilation has to be sized like the house is trying to stay damp, because it is.

What surprises Roswell homeowners is how much the location changes the build. A basement sauna in a 30076 subdivision is straightforward — dry basement, open panel, mechanical exhaust on a timer for twenty to thirty minutes after every session. A basement sauna in a historic district home near the river is the same heater and the same exhaust, but oversized, because the ambient humidity is doing half the work against us. Skip it and you'll be re-paneling in five years. That repair call costs more than the fan ever did.

I build throughout Roswell, including Canton Street, the historic district, the mill village, the Chattahoochee river corridor, Mountain Park, Horseshoe Bend, and the 30075 and 30076 zip codes. Historic home, riverside lot, or newer subdivision — the consultation is free. Tell me about your space and I'll tell you exactly what fits.
