What I've Learned Building Saunas in Alpharetta

Alpharetta is two markets in one city. Down around Avalon and North Point, it's tech-corridor new construction — four and five thousand square feet, full finished basements, 200-amp panels with open slots. Those are the easy jobs. A 6x8 or 8x10 traditional sauna in the basement next to the mechanical room, and the electrical is already there. But head to the older parts of town, the ranch neighborhoods off Old Milton Parkway, and it's a different conversation — smaller homes, older panels, and a lot more problem-solving to find the right spot.

The Alpharetta wrinkle is the HOA. The master-planned communities — Windward especially — run real architectural review boards, and an outdoor sauna in the backyard will trigger a review. I've seen jobs stall a month waiting on a modification committee. My advice: if you're in Windward or one of the golf communities, start the HOA paperwork the same week we finalize the design, not after. Indoor builds skip this entirely, which is one reason most of my Alpharetta work stays inside the house.

What I watch for on Alpharetta builds is the basement moisture. The new construction basements are dry and finished, but the older homes in the 30004 and 30009 areas — the Milton overlap — can have the damp Georgia smell before we ever build anything. A sauna adds heat and steam to a space that's already fighting humidity, so the ventilation gets sized accordingly. Mechanical exhaust on a timer, twenty to thirty minutes of post-session airflow, every time. I'd rather oversize the fan than come back for a repair call. The fan is cheap. Re-paneling is not.
