What I've Learned Building Saunas in Buckhead

Buckhead is two different jobs. In Tuxedo Park, West Paces Ferry, and the estate streets off Peachtree, it's real acreage — dedicated wellness rooms, pool houses, and the budget for a custom outdoor cabin done right. In the high-rises along Peachtree and the condos around Lenox, it's the opposite: a compact indoor unit, a plug-in infrared or a small traditional heater, and the electrical has to fit what the building allows. I build both, but they're different conversations from the first phone call.

The Buckhead wrinkle is the building. The high-rise and condo jobs come with HOA rules about hardwired 220V additions, and some buildings cap what you can run off the unit's subpanel. I always ask for a photo of the electrical panel and a copy of the HOA rules before we quote. A 1.7kW plug-in infrared needs nothing more than a dedicated 20-amp circuit. A 6kW traditional heater needs a real conversation with the building engineer. On the estate side, the wrinkle is the expectation — these clients have seen the best, and the finish work has to match the house. I don't cut corners on the cedar or the benches. Ever.

What surprises Buckhead homeowners is the ventilation, especially in the high-rise jobs. A sauna in a condo unit shares walls, floors, and ceilings with neighbors, so the exhaust has to be routed right and the room has to be sealed right. Mechanical exhaust on a timer, twenty to thirty minutes of post-session airflow, vented properly — not into a shared chase. On the estate builds, the same rule applies in the basement or the pool house. Skip it and you'll be re-paneling in five years. That repair call costs more than the fan ever did.
