What I've Learned Building Saunas in Marietta
Marietta is three different cities. Around the Square and Whitlock, it's historic craftsman and bungalow homes — beautiful, but small, with 100-amp panels and no basement. Out in the 30064 and 30066 subdivisions, the East Cobb overlap, it's 60s and 70s two-stories with bonus rooms and crawlspaces. And the new infill builds going up everywhere have the full basements and 200-amp panels that make indoor builds straightforward. I build all three, but the plan starts with which Marietta you're in.
The Marietta wrinkle is the age. The historic homes near the Square have old electrical, old plumbing, and in some cases historic district oversight on exterior changes. An outdoor sauna in a historic district backyard is a conversation with the preservation board before it's a conversation with me. The 60s and 70s subdivisions have their own version — original panels full of tandem breakers, crawlspaces that smell like Georgia in August. I won't guess from the listing. Send me a photo of the panel and I'll tell you whether we need a subpanel before we talk heater size.
What I watch for on Marietta builds is moisture in the older homes. The bungalows and the 70s subdivisions both fight crawlspace humidity, and a sauna adds heat and steam to a house that's already working to stay dry. Mechanical exhaust on a timer, twenty to thirty minutes of post-session airflow, every time — and in a garage conversion or a bonus-room build, I'd rather oversize the fan than come back for a repair call. The fan is cheap. Re-paneling is not.
I build throughout Marietta, including the Square, Whitlock, Kennesaw Mountain, the East Cobb border, Delk Road, and the 30008, 30060, 30062, 30064, and 30066 zip codes. Historic bungalow, 70s subdivision, or new infill — the consultation is free. Tell me about your space and I'll tell you exactly what fits.
