What I've Learned Building Saunas in Brookhaven

Brookhaven is in the middle of a teardown wave. The 50s and 60s ranches in Ashford Park, Drew Valley, and Brookhaven Fields are coming down and what's going up is five thousand square feet with a proper basement. That's the build I do most here: a traditional sauna in the lower level, 6x8 or 8x10, next to the mechanical room. The new builds have the panel for it. The ranches that are still standing are a mixed bag — some have been renovated with new electrical, some are still on the original 100-amp service, and a 6kW heater needs a panel conversation before anything else. The Brookhaven wrinkle is the lot. Setbacks are tight, a lot of streets back up to commercial corridors or MARTA lines, and outdoor builds get scrutinized by the city. I always check the setback before we design anything outside. Most of my Brookhaven work stays inside the house — a compact traditional unit or an indoor infrared if the panel is the constraint. The new-construction lots on the bigger parcels are the exception, where an outdoor cabin or barrel kit has the room to breathe.

What I watch for on Brookhaven indoor builds is the basement moisture. These are older homes in a city that floods in the wrong storm — Peachtree Creek runs through the area and parts of it sit low. A sauna adds heat and steam to a space that's already fighting Georgia humidity, so the ventilation gets sized like it matters, because it does. Mechanical exhaust on a timer, twenty to thirty minutes of post-session airflow, every time. Skip it and you'll be re-paneling in five years. That repair call costs more than the fan ever did.
